The Final Walk Through is Where Buyers Make Their Biggest Mistake

The final walk through is where most buyers make their biggest mistake.

A lot of people aren't aware of this formality. They believe it's merely a routine step prior to receiving the keys. That's incorrect. It's your final safeguard before you become the official owner of the property. Don't just turn on some lights and rush through the house. It's for verifying that the house is in the agreed-upon state.

Smart buyers always do these things:

1. Carry your inspection report and list of fixes. Don't trust others' assurances - check the repairs personally.

2. Inspect for any damage from moving out. Examine walls, floors, appliances, and counters.

3. Turn on all taps and flush all toilets. This reveals pressure issues and minor leaks.

4. Try opening all windows and doors (weather permitting). Check locks, screens, ensure smooth operation.

5. Activate the heating/cooling system and run it. Time has passed since the initial check - things might break.

6 Test the garage opener. Verify remotes and sensors work. Once you close the deal, you lose your bargaining power.

Bring your checklist. Snap pictures. Don't hurry.
