After many years working around the real estate industry, I'm consistently hearing how successful agents are selling listings in the shortest days on market, while still achieving strong prices.

 

These are the real things I see that cause listings to sit longer than they should.

 

1. Pricing based on hope instead of market reality. Buyers know value. If it feels off, they move on.

2. Listing before the home is truly ready. That first week is critical, you don't get a second first impression.

3. Something everyone is doing: Ignoring buyer feedback because it's uncomfortable. When the same comment keeps coming up, it matters.

4. Underestimating the power of photos and real estate media. If buyers don't connect online, they won't inspect.

5. Making inspections hard to attend. Less access means less competition.

6. Relying on the location to do the work. Even great areas need the right strategy.

7. Waiting too long to make changes. By then, buyers have already written it off.

8. Letting emotions guide decisions. Completely understandable, but buyers buy logically.
