30 days. No excuses. No "we'll get to it later". Here's what actually moves the needle.
WEEK 1: The Non-Negotiables (This Is Where Most Sellers Drop the Ball)
1. Deep clean like the house is under a microscope. Baseboards. Windows. Grout. Vents. Light switches. Door frames. Buyers equate cleanliness with maintenance. If it's dirty, they assume you ignored bigger things too.
2. Declutter aggressively. At least 50% of what's visible needs to go. You have to pack it up anyway. Clear countertops. Clear bathroom vanities. Thin out closets (yes, buyers open them). The goal isn't minimalism. The goal is space.
3. Fix the small repairs you've learned to ignore. Dripping faucets. Loose handles. Chipped paint. Missing outlet covers. These are cheap fixes, but mentally expensive to buyers.
WEEK 2: High-ROI Updates (Don't Over Improve)
1. Neutral paint, only if needed. This is where touch ups happen or if you have bold colors or heavy wear, repaint. Fresh neutral walls photograph better and make rooms feel brighter and bigger.
2. Update dated fixtures + hardware. Lighting is jewelry for a home. Swapping out builder-grade or old brass fixtures can modernize a room.
3. Address flooring honestly. Professionally clean carpet. Stretch it if needed (Over time, carpet can loosen and form ripples or waves).
WEEK 3: Curb Appeal (Because Buyers Decide in 8 Seconds)
Before they walk in, they've already formed an opinion.
1. Power wash everything. Driveway. Siding. Walkways. Porch.
2. Fresh mulch + trimmed landscaping. Clean lines matter.
3. Front door refresh. Paint it. Replace hardware. Add simple planters.
WEEK 4: Positioning Matters More Than You Think
1. Stage with intention. Not cluttered. Not empty. Purposeful. Every room should clearly answer: "What is this space for?"
2. Professional photography. Always! 96% of buyers start online. If your photos don't stop the scroll, your home doesn't get shown.
3. Add video too and/or 3D tours! Photos capture moments. Video and 3D tours tells the story.
Preparation + pricing correctly = momentum.
Momentum = stronger offers.
